    Below are three 3 photos of a condo that I worked on in downtown Toronto. The first photo is of the client's set up. The second is a photo of the room staged by a different realtor who was unsuccessful selling the unit. The third shot reflects staging using Feng Shui principles. The difference is apparent and you can also feel the Qi change in viewing this picture.

    The Toronto market is hot for condos, yet my client who had previously listed her home with another agent who staged it and priced it competitively, was unable to sell it for three months. My client then asked me in for a Feng Shui consultation.

    The agent had the wrong colours and had forms placed in all the wrong spaces, and even worse was activating the wrong Qi mouth. The space was redirected to promote harmony.

    This property received an accepted offer within four days of being Feng Shui staged for 99% of the listed price. Interestingly, there were three comparable condos also listed at that time, and within walking distance to this condo, which took between sixty to ninety days to sell in the same market.

  2. Timing – Be in the Right Place at the Right Time

    Date Selection is a method of picking the best date and time for your Qi type (your Gua) to be in sync with the universe). Feng Shui principles have proven that when the Qi types are in sync, you, your space, and time, will have a direct link to the natural flow of events. You will be in sync with time. When this moment comes you are able to ensure the universe is working with you instead of against you; it ensures that you will be in the right place at the right time.

    This is an excellent method to use with higher priced homes, since the higher the price of the home the fewer buyers there are in that market. By listing your property at the right time and price, you will receive more qualified buyers that have the money and interest in your property. You will be in sync with the Universal Qi. You will be able to send your message out to the 'astro level' and it will be reached by other people who also have sent their thoughts out to the universe. It is like having a personal portal to the universe. Timing is everything!

    Another example came in the form of a client who was trying to sell a home in the $800,000 range. The average price for the area was $650,000. We listed the property just after the summer holidays. The market had slowed and high priced homes where not moving. We listed our property at the right time, and eleven days later the deal went firm and the property was sold.

    Then there was the house with the odd living quarters. The bedrooms were on the main floor, and the living quarters were on the second floor. This house was listed for six months and did not sell. We listed the house at the appropriate time, the perfect buyers showed up and the house sold within five days after listing for full asking price.

  3. Water in the Wrong Place

    "Qi rides the wind and scatters, but is retained when encountering water" is a famous textbook quote in the study and practice of Feng Shui. Whenever there is a large body of water, like a swimming pool, thousands of case studies have proven that it is necessary for water to be in the right location - a location that generates timely Qi. If it is in an area where it is activating untimely Qi it can bring misfortune.

    Pool

    A client of mine with a swimming pool was in this predicament. The client was unable to sell his home after being on the market for over a year. The Realtor he had hired was advertising the home as one with landscaping, pool and hot tub. All attractive features the Realtor was claiming.

    I performed a Feng Shui inspection and determined that the water was in an untimely location and advised the owner to cover the pool immediately. Also to protect the house and future owners, I suggested that the cabana be relocated in order to separate the pool from the house. The client completed the work, and we put the listing back on the market. Within 4 days the client received an acceptable offer, and the place was sold.

Case Studies – For Buyers

  1. Wealth Killer

    A client moved into a new office location based on the advice of another realtor. During the first six months this client was experiencing a high percentage of sales staff turn-over and contracts were not getting signed. I carried out Feng Shui Inspection and determined that the space where the sales staff were stationed, was in a combination of two untimely earth Qis - the 2 /5 combination, which in Flying Stars Feng Shui is known as death.

    The client agreed to move the sales staff to a new space with Qi more conducive to conducting business and generating sales. Within 1 week after the move, the client had this to say:

    "Well, it is amazing the difference a week can make………

    We were awarded one of the projects on Wednesday. We should get approval on another much larger project next Tuesday. I am hoping we might get one or two other projects by the end of the year. We have some loyal clients, some lapsed clients who have shown interest and some new clients with whom we're actually doing work."

  2. Health Robber

    A Gua 6 type buyer was suffering from severe stomach pains. The problem was diagnosed to be gallstones and surgery was recommended. Following a Feng Shui inspection of the current home it was determined that Gua 6's energy type metal was in two battles; one with Fire Qi, and another with Wood Qi.

    SOLUTION: Not all houses suit all people, and it was obvious that this house was making the client sick. The only way to remedy this situation was to move Ming Gua 6 to a new house where the bedroom was located in the Qi type 8 earth, which is not only the current health ruler, but this person's Gua generator (earth generates metal). Within 3 months of moving in, Gua 6 metal Qi reported no further pains and the operation to remove the gallstones was cancelled.

  3. Career Activation

    This client was a contractor and first time buyer with a limited income. Good Feng Shui properties usually sell at a premium and this client would need the metal Qi that is associated with destruction and construction for his contracting business. He would also need a good flow of the timely Qi. However, on a fixed income sometimes we have to be savvy.

    I found a property that would work if it was renovated and brought into a timelier Qi. To do that it was necessary to completely "gut" the place and start over. He was a contractor, and he was currently renting, so the option was available.

    We bought the place for forty-five thousand under list price (to cover the cost of renovations), and the client started work under my guidance. We avoided areas with 2 and 5 earth Qi combos and opened up areas with metal and current ruler energy. It has been over three years now since he moved his family into the newly renovated place. Last time we spoke he told me:

    "You know I am not complaining, but I have been working constantly, I haven't even had a Saturday off in over 3 months".

    Before moving to this address he told me his work was sporadic at best.
